Tems and conditions. 

These terms and conditions explain the rights and responsibilities of the client and Greenwood Building Services Limited. 

All customers will be advised of them and directed to our website to view in a written estimates they apply for all project such as a loft conversion, and new build or an extension.  (copies are available on request)

  1. Greenwood Building Services will provide all customers with a written estimate, which will include sufficient detail for the completion of the works. If any further clarification is required, please contact us so that we can provide it. The estimate will expire after 30 days from date created.   Extra works can be provided subject to a written confirmation and will incur extra cost.

  2. A ‘contract’ with Greenwood Building Services is an agreement made by the client to have work undertaken based on a written estimate headed ‘Quote/Estimate’ submitted directly to the client on an official Greenwood Building Services Ltd letterhead and is a clear and straightforward undertaking between the two parties to form a contract.

  3. Once an estimate has been accepted (either verbally or in writing) and the client has paid a deposit, this comfirming acceptance, then a contract has been entered into and these terms will come into effect. Estimates are valid for three months from dated. If we are booked to undertake a project with a start date more than 3 months ahead, we will endeavour to maintain the estimated price. All though materials and labour priced may still rise. We have no control over this and if they rise more that 4% quotes and estimates may need to be revisited. 

  4. Once the client has entered into a contract with Greenwood Building Services, by paying a deposit, they have a 14 day cooling off period should they wish to cancel the contract. The client can cancel their contract within 14 days by either phone or email to Greenwood Building Services Ltd. (01782 234829 or greenwoodinfo@mail.com)

  5. All prices quoted are calculated on the basis of free access and unimpeded working during our normal working hours (8am – 4pm Mon – Fri), unless otherwise agreed. Please note that we may be on site until 6pm or on a Saturday. We will give prior notice to the client should this happen.

  6. It is the customer’s responsibility to arrange planning permission, Building regulations control and any utility changes. If planning permission is required for the work, Greenwood Building Services may request to see proof that this has been agreed prior to beginning work. If you would like us to take control of this and manage meetings etc, there will be a cost incurred. 

  7. Commencement of work is under the assumption of uninterrupted work for the duration of the contract and in accordance with planning permission and building regulations where applicable. Greenwood Building Services will not be held liable for any costs incurred as a result of delays or extra works due to unforeseen circumstances. 

  8. Greenwood Building Services Ltd will agree all practical arrangements with regards to working methods with the client in order to provide minimum disruption to the client and allow work to be carried out efficiently by the contractor. But the client must remember that when we take control of the site it them becomes a working building site and must be aware of the dangers and risks associated. (All listed in our risk assessments and methods of work) All work will be undertaken by skilled workers and reasonable skill and care will be taken to undertake your project to bring it to completion.

  9. Free access is required for delivery of Building Services materials, plant, machinery, skips etc.

  10. All used or removed materials on-site and in storage remain the property of Greenwood Building Services Ltd and will be                 disposed of accordingly, 

  11. All supplied materials purchased to undertake any projects also remain the property of Greenwood Building Services  until           project is paid for in full. 

  12. Greenwood Building Services may directly employ or sub contract labour to work on site. Each sub-contractor takes full responsibility for their own third-party liability. Plumbing sub-contracts are Gas safe registered. Electricians are Part P certified. Greenwood Building Services Ltd will oversee all works to completion and takes full general and operational responsibility in the running of any contract agreed with the client.

  13. Greenwood Building Services  will provide a payment terms to the client prior to commencement of works. This will usually include a 20% deposit, staged payments and an end payment upon completion of works. Deposits are non-refundable and allow Greenwood Building Services to book work up front and agree a formal start date for works and purchase materials. (note: start dates can move up to 60 days for unforeseen delays associated with prior projects, covid 19 has especially played a big part in the hold up of materials getting to site affecting some planned start dates.) Please note: In the very unlikely event that Greenwood Building Services have to cancel your work, your deposit will be fully refunded.

  14. Invoices will be sent out prior to the relevant payment date and each invoice will serve as a receipt for payment. Payments will be due upon receipt and made in a timely manner or work progress may be impeded or ceased (in the case of non-payment). none payment will also affect guarantees. Payments can be made by cheque or cash but bank transfer is our preferred method. All invoices include our bank details for bank transfers.

  15. Insurance – Public Liability and Employers’ Liability: Greenwood Building Services has Public Liability Insurance and Employers’ Liability. All usual general Building Services practices are covered within our insurance policy. copies available on request.

  16. All client information is retained in accordance with the Data Protection Act 1998 and all personal and other client details will remain confidential and destroyed when no longer needed. 

  17. Guarantees: All customers will benefit from a full guarantee on our workmanship for the statuary period of 12 months. Guarantees on materials run in accordance with manufacturer’s warranty periods where applicable. Our guarantee covers all new work and new materials used in construction or repairs, but does not guarantee the integrity of any existing structures, materials or decorations. In the event of a failure beyond the guarantee period we will be happy to investigate the cause and negotiate a solution to the problem without delay and carry out any agreed repairs as soon as a slot is available. Charges may apply for remedial work carried out beyond guarantee dates or to items not covered by our guarantee. Please note: Decorations are signed off on completion and not covered by guarantee. Plastering work is covered by a 6 month guarantee. Please note we provide a 6 month guarantee for plastering work to allow for drying out time. We therefore strongly recommend delaying any decorating for this period in line with standard codes and practices.

  18. Extended guarantees are available through the LABC scheme please ask for more details. All though this will be applied                 automatically as part of a new build property and added to the final cost. 

  19. No responsibility is taken by Greenwood Building Services for the presence of perished or rotten timber (or any other perished or rotten materials) in existing structures such as doors, windows and frames whether detected or undetected at the time of contract. Professional surveys are recommended 

  20. We will not be held responsible for the suitability of the existing boilers and electrical consumer units ability to provide for additional plumbing/electrical works. If the existing boiler/consumers unit is found to be unsuitable, this shall be discussed with the client and any parts required shall be supplied at a cost. If we have to remove existing radiators for any reason (e.g. plastering) we will not be held responsible for their effectiveness once they are replaced.

  21. Greenwood Building Services will use reasonable skill and throughout endeavour to protect existing surfaces and hard standings (patios ,drives etc) with the use of dust sheets, loose plastic sheeting, ply wood etc along with care in our working practice. However, responsibility for protection from damage of any existing surface or fabrics etc is the responsibility of the client. Arrangement can be made to put in place protection of existing surfaces, over and above our basic cover, at a negotiated additional cost. We strongly recommend the clients moves any expensive or sentimental items before work commences. If we are required to move furniture to undertake our work, we will not be held responsible for any breakages or stains that may occur. We advise clients to keep all valuables and expensive items safe and secure for the duration of the works, as although we know and trust all of our trades we still cannot be held liable for any theft or loss.

  22. Discounts and retentions: Prices are based on the understanding that no retentions are held unless previously arranged and authorised. No Main Contractor or Sub Contractor discounts are given unless agreed and confirmed in writing.

  23. We will endeavour to employ a helpful attitude at all times and will always attempt to bring  Building Services works to a satisfactory conclusion as soon as possible taking into account weather conditions, availability of specialist materials and unforeseen circumstances etc. in the event of a covid 19 brake out all work could stop for what ever duration government guidance at that time specifies. 

  24. Greenwood building Services  take pictures of the progress of all our projects. It may be an extension in stoke on Trent or even a new build home outside of Staffordshire regardless,  We reserve the right to use these pictures in our portfolio of work, on our website and on various social media websites for marketing and information purposes. Please let us know via email at the start of your work if you are not happy with this.
